Pre design clarifies your ideas and locates them within the framework of zoning regulations.

Schematic Design focuses on spatial relationships, scale, and form. It starts to give shape to your ideas and produces something we can start to get really excited about. We’ll look at buildings and ideas you love, talk about what it is you love about them, and examine how to best incorporate these into your project.

With an approved schematic, scope, and budget we produce detailed design and permit drawings. We review for compliance with codes and applicable regulations. We review components, materials, and systems. We can have your contractor review to discuss potential changes for cost savings and constructibility.

Construction Documents include both Building Permit drawings which demonstrate that the project will meet code and conform to local zoning ordinances, and Issued For Construction documents which refine and add detail to the design illustrating for your contractor how to build your project.

During construction, I review to see that work has been performed in accordance with the contract documents. I will be available on-call to answer questions and provide additional detail as needed. I attend on site, provide information, issue details, review shop drawings, discuss strategies, and when necessary propose or review changes.
